  • What happens at move-out with Obligo?

    If there are no damages or outstanding balances, there’s nothing more to pay. If charges apply, they are clearly outlined, and depending on your plan, may be billed to your pre-authorized payment method or deducted from any deposit paid.

  • How do I get started?

    Getting started is simple. During your application or lease process, you’ll be guided through enrollment options for both Obligo and Second Nature, so you can customize your experience from day one.

  • What is required to lease an apartment with Blue Bay?

    To lease a unit, you must complete an application, provide a valid photo ID, and pass a credit and background screening. All financially responsible tenants must be listed on the lease agreement.

  • When does my lease start and end?

    Your lease begins at 4:00 PM on the lease start date and ends at 12:00 PM (noon) on the lease end date, as specified in your agreement.

  • Does the lease automatically renew?

    Yes. The lease automatically renews for the same term with a 5% annual rent increase unless either party provides written notice at least 60 days before expiration.

  • How and when do I pay rent?

    Rent is due in full on the first day of each month and must be paid online through the Tenant Portal. Payments must be made even if the due date falls on a weekend or holiday.

  • What happens if I pay rent late?

    Any rent not received by midnight on the first day of the month is considered late and will incur a 10% late fee. A 3-day notice may also be issued as required by Florida law.

  • What is the Tenant Portal and how is it used?

    The Tenant Portal is the primary communication tool for rent payments, maintenance requests, notices, and updates. Tenants are responsible for keeping their information current in the portal.

  • How do I submit a maintenance request?

    All maintenance requests must be submitted through the Tenant Portal using the “Maintenance Request” feature, including photos or videos when possible.

  • Is a security deposit required and how is it handled?

    Yes. A refundable security deposit is required and held in a non-interest-bearing account. It cannot be used for rent and may be applied to damages or unpaid balances if necessary.

  • When is the security deposit returned?

    The deposit is returned after move-out, minus applicable charges such as the Turn-In Fee, provided all lease conditions are met and the unit is returned in proper condition.

  • Can I terminate my lease early?

    Early termination is only valid if agreed to in writing by both parties. Otherwise, tenants remain responsible for the full lease term and rent obligations as allowed by law.

  • What utilities am I responsible for?

    Tenants are responsible for electricity, internet, cable, and other utilities unless otherwise stated. Utility accounts must remain active during the lease term.

  • Are additional monthly fees required?

    Yes. Additional charges may include water, trash, pest control, parking, pet fees, and other applicable services. These are considered additional rent and are due with your monthly payment.

  • Is renters insurance required?

    Yes. Tenants must maintain renters insurance with a minimum of $100,000 in liability coverage and provide proof upon request.

  • Can I sublet or add another tenant to the lease?

    No. Subleasing, transferring, or modifying the lease requires prior written approval and may include a lease modification fee.

  • What happens if I stay after my lease ends?

    If you remain without consent, you become a holdover tenant and may be charged up to double the monthly rent. If approved, tenancy may convert to month-to-month at a higher rate.
